The Bluff House
Lala-o St., Barangay Catarman,
Municipality of Dauis
Panglao Island
Bohol, Philippines

One of the best properties available on the island of Panglao, this lot with the size of  4,641 sq m  by the cliff  have the absolute waterfront location... truly a dream turned reality..Great views
over to Pamilacan, Siquijor, and  Balicasag islands...famous for being  marine sanctuaries and great diving spots, and  as well as the Bohol mainland. On a clear day, you can see Camiguin
Island in the distance and the profile of the Hibok-Hibok volcano.

The property is located just 15 min drive from Tagbilaran City (an hour and a half ferry ride from Cebu City or a 20 min flight), on the island of Panglao which is connected by a causeway,
and the site is easily accessible by public or private transportations. The island is famous for the white powdery sand beaches and superb diving sites. There are plenty of resorts and
accommodations around the area.

This property is one of the few absolute titled lots in the area (which means there will be no contest ever to the ownership of the lots), and is ready for transfer for the new owners. It has town
supplied water and electricity. There is a very good signal for major mobile telephone providers . There is a direct access to the barangay (municipal) road and there is a 320 sq m driveway
which will be used commonly by the owners of the next lot. The properties have a well-maintained perimeter fence of concrete hollow blocks and grills painted white and blue (build cost of
Php 2.8 million). The 20 m easement has been observed and there are concrete steps down the cliff to the water.

There are 2 buildings inside this lot:

Building 1- is an approximately 90 sqm, 2 bedroom 1 bathroom cottage built in 2004. Simple design but meticulously constructed with plenty of attentions to details. The wrap around deck
and terrace are looking towards the water. Native materials and local hardwood were widely used to have an island house feel. This could be a great in laws cottage or as accommodation
while building your home. Four Westinghouse ceiling fans are installed and the master’s bedroom has an air conditioner.

Building 2 – is an under construction, 350 sqm split level house, with plans for a 3 bedroom 3 bathroom and maids quarter. It was built using the best marine cement and oversized rebars to
accommodate for possible future plans of adding a 2nd storey. The foundation posts were treated with waterproofing formula to avoid moisture problems. Cement mixing trucks were used
when the massive foundation posts, beams and water tanks were poured, for uniformity of strength of the building. The terrace for this house is above a 2 level 60 cubic meter epoxy coated
water tank built with marine cement for strength and again of massive construction. A 2x2 meter japanese tub is cut on the bigger tank to be used as a spa while enjoying the breathtaking
views of Panglao’s south coast and offshore islands. The approved construction plans can be changed at will by the new owner at this time and the state of the construction makes it possible
for a number of possible floor plans and design modifications. An oversized septic tank has been dug out from tough coral limestones.
